Buying a home and saving your deposit

Work out your borrowing capacity, state stamp duty, upfront purchase costs and how quickly your savings can reach a home deposit.

Loan repayments and loan structure

Check your regular repayments and test how payment frequency, interest-only terms, introductory rates or a fixed-and-variable split change your total interest.

Paying off your home loan sooner

See how much time and interest you can cut from your loan with regular extra repayments, a lump sum or an offset account.

Comparing loans and refinancing

Factor upfront, ongoing and exit fees into the rate, compare two loans side by side, or check whether switching lenders leaves you ahead.

Income, tax and household budget

Calculate your 2026-27 take-home pay, convert net income to gross salary, annualise year-to-date earnings and map out your monthly household spending.

Savings growth and property selling costs

Project how a savings balance grows with regular deposits and compounding interest, or estimate agent commission, marketing and exit fees when selling.

Visa and expat borrowers

What standard calculators miss for visa holders and Australian expats

Standard calculators treat every borrower like an Australian citizen earning local salary. They don't account for lender LVR caps by visa, 20% shading on foreign income, Foreign Investment Review Board (FIRB) rules or state foreign buyer surcharges.

Borrowing power

Borrowing power and deposit depend on your visa

The borrowing power calculator doesn't check visa deposit caps. Partner visa (309/820/300) or 461 visa holders buying jointly with an Australian, PR or NZ-citizen partner, and Bridging visa A/B holders with an Australian or PR partner, can borrow up to 95% LVR (5% deposit), versus 70% to 80% LVR solo.

Stamp duty

Stamp duty excludes the foreign purchaser surcharge

The stamp duty calculator shows standard transfer duty only and has no foreign purchaser option. Foreign buyers pay an extra duty surcharge in most states: NSW 9%, VIC 8%, QLD 8%, TAS 8%, WA 7% and SA 7%, while the ACT and NT charge none. Partner exemptions vary by state.

Common questions about our home loan calculators

Which home loan calculator should I start with?Short answer: Borrowing power first

Start with the borrowing power calculator to estimate your loan range from your income and expenses. Next, check the stamp duty calculator to see how much of your savings goes to state government charges, then run the loan repayment calculator to test monthly, fortnightly or weekly repayments against your budget.

Can visa holders and Australian expats rely on these calculator figures?Short answer: As a baseline only

As a baseline only, because standard calculators don't apply visa or expat lending rules. They leave out the 20% shading most lenders apply to foreign income, visa LVR caps, FIRB application fees and the 7% to 9% foreign purchaser duty surcharge in most states. Why do calculator estimates differ from a lender's formal assessment?Short answer: Lender policy varies

Lenders apply their own credit policies on top of the basic maths. Banks assess new home loans at least 3.0 percentage points above the product rate, and each lender on our 31+ panel treats living expenses, bonuses and debts differently. A web calculator uses one formula, whereas our brokers check specific lender serviceability calculators.

Are these calculators free to use without entering my contact details?Short answer: Yes, no sign-up needed

Yes, every calculator on this page is free and works in your browser with no sign-up, email or phone number required. You can adjust the inputs as often as you like. If you want a broker to review your numbers, our 15 to 30 minute Free Lending Assessment is also free because the lender pays us.
