How visa and expat rules affect interest-only loans

An interest-only period lowers your initial repayments, but it tightens borrowing power. Because you repay no principal during a 5-year interest-only term, lenders test whether you can repay the full debt over the remaining years of your 30-year term, plus APRA's 3.0 percentage point serviceability buffer.

For Australian expat home loans, citizens can borrow up to 90% LVR on an investment property and permanent residents living overseas up to 80% LVR, with most lenders shading foreign income by 20%. On partner visa home loans, most banks require at least a 20% deposit for interest-only terms.

Interest-only home loan questions

Why do repayments jump when the interest-only period ends?Short answer: Shorter remaining loan term

Your untouched loan balance has to be paid off over the years left on your mortgage. On a 30-year loan with a 5-year interest-only period, you pay zero principal for the first 5 years, then repay the entire loan amount plus interest across the remaining years of the term.

Does an interest-only period reduce how much I can borrow?Short answer: Yes, serviceability is tighter

Yes, choosing an interest-only term reduces your maximum borrowing capacity. Lenders test whether your income covers the higher principal and interest repayments over the shortened remaining term, plus APRA's 3.0 percentage point buffer, rather than assessing you on the lower interest-only payment.

Can Australian expats get an interest-only investment home loan?Short answer: Yes, with selected lenders

Yes, several lenders on our 31+ panel offer interest-only investment loans to Australian expats. Australian expat citizens can borrow up to 90% LVR for an investment property and permanent residents living overseas up to 80% LVR, with most lenders shading foreign income by 20% and applying Australian tax rates.
