Why the revert rate matters for visa holders and expats
A honeymoon rate only saves money if the revert variable rate stays competitive, or if you can refinance when the discount ends. If you're on a bridging visa or temporary visa, your ability to switch lenders later depends on your visa status, partner situation and equity at that time.
Lenders also apply APRA's 3.0 percentage point serviceability buffer to the ongoing rate rather than the temporary discount. If you're already paying a high revert rate from overseas, some lenders on our panel assess an eligible Australian expat refinance with a 0% servicing buffer up to 80% LVR, with no cash out.
Introductory and honeymoon rate questions
What is an introductory or honeymoon home loan rate?Short answer: Temporary initial rate discount
An introductory or honeymoon rate is a discounted interest rate for an initial period, such as the 5-year default in this calculator. Once that period ends, your mortgage automatically switches to the lender's revert variable rate for the rest of the 30-year term unless you renegotiate or refinance.
When can a honeymoon rate cost more than a standard variable loan?Short answer: High ongoing revert rate
A honeymoon loan costs more overall if its revert variable rate is higher than an ongoing variable rate you could get elsewhere. This calculator compares the introductory rate against a variable loan at the same revert rate, so also check whether another lender offers a sharper ongoing rate over the 30-year term.
Can I pay the higher post-revert amount during the introductory period?Short answer: Usually on variable loans
Variable introductory loans usually allow extra repayments, while fixed introductory loans often cap extra payments each year. Paying the higher post-revert amount from day one reduces your loan principal faster while the interest rate is discounted and prevents a repayment jump when the honeymoon term finishes.
