How to use the extra repayment calculator

  1. Enter your loan details

Set your Loan Amount (defaults to $400,000), Interest Rate (defaults to 5.50%) and Loan Term up to 30 years.

  2. Select repayment frequency

Choose Monthly, Fortnightly or Weekly from the Repayment Frequency dropdown to match how often you pay your mortgage.

  3. Add your extra amount

Enter the Extra amount you plan to add to every scheduled repayment (loads at $100 per payment).

  4. Set when extras start

Pick the year in Starts after (defaults to 5 years, or set 0 to start from your first repayment).

If you want to compare paying fortnightly without adding extra cash, try our fortnightly and weekly repayment calculator.

The calculator displays your Minimum Repayments alongside your Increased Repayments, calculates your total Interest Saved and shortened loan term, and plots both balances on the Loan Balance Chart until the loan hits zero.

What the extra repayment calculator includes and omits

Included

  • Minimum and increased repayment figures
  • Total interest saved over the term
  • Time shaved off your loan term
  • Monthly, fortnightly or weekly schedules
  • Delayed start year for extra payments

Not included

  • Upfront establishment or ongoing monthly account fees
  • Fixed-rate extra repayment caps and break costs
  • Interest rate changes over the loan term
  • Daily interest calculation used by most lenders
  • Redraw rules or visa-specific lender rate tiers

How visa status affects your extra repayment plan

Your interest savings depend on the rate and structure you secure up front. A partner visa or 461 visa holder buying jointly with an Australian citizen, permanent resident or NZ citizen partner can often borrow up to 95% LVR across mainstream lenders, whereas solo temporary visa applicants are typically capped at 70% to 80% LVR.

Before paying extra directly into the loan, check whether your lender allows free redraw or whether you need cash set aside for visa stage fees. Once your loan settles, your repayment schedule and rate continue unchanged even if your visa later expires, as lenders assess visa status at application.

Extra repayment calculator questions

Can I make extra repayments on a fixed-rate home loan?Short answer: Yes, up to caps

Yes, up to an annual or fixed-term cap set by your lender. Most variable-rate home loans allow unlimited extra repayments without penalty, while fixed-rate loans usually limit how much extra you can pay before break costs apply. Check your loan contract before setting up a regular extra transfer on a fixed split.

Does paying extra reduce my minimum monthly repayment?Short answer: No, it shortens term

No, your scheduled minimum repayment usually stays the same while your loan term gets shorter. Because every extra dollar comes straight off your principal balance, future interest is calculated on a smaller debt, so you clear the loan years earlier unless you ask the lender to recalculate your minimum repayment.

Why does starting extra repayments in year 1 save more than year 5?Short answer: Compounding over more years

Compounding over more years means early principal reductions stop interest from building across the rest of your 30-year term. The calculator defaults to starting extra repayments after 5 years, so change Starts after to 0 to see how much extra interest you save by paying more from month one.
