Borrowing power depends on your income after conversion, your existing commitments, and how the lender shades your currency, usually a 0 to 20 per cent trim for exchange movement. The Gulf’s hard currencies tend to be handled well, so the right lender shades lightly. Broadly, a Gulf household on two tax-free salaries usually has the assessed income to carry a mid-sized loan with room to spare; the exact ceiling depends on which lender reads your currency most generously.
FIRB. Hold an Australian passport and FIRB simply does not apply to you, however long you have been in the Gulf and whatever passport your spouse carries; citizenship alone settles it. Permanent residents need to look closer, because the exemption hinges on being “ordinarily resident” in Australia, a test a PR working overseas may not pass, and FIRB can then apply. Raise it with us early and we will confirm where you stand.
The foreign buyer surcharge. That extra duty levied on foreign purchasers? You are exempt. It targets non-citizens and non-residents, not Australian citizens or PRs, so on a median-priced home you keep tens of thousands a foreign buyer would forfeit.
Established homes. The April 2025 established-dwelling ban catches temporary visa holders only. As a citizen or PR you are free of it, and can buy an existing home, a new build, off-the-plan or land without restriction.
Your deposit. No need to lock your deposit into Australian dollars months ahead and hope the rate holds. With many lenders it can stay in your Gulf currency or USD until close to settlement, and we plan the conversion timing with you.
