The yen is the one thing that makes a Japan loan different

You went to Japan for the posting, the lab, the slopes or the classroom, and now you want to own property back in Australia. You can. The one thing that sets a Japan application apart from a London or Dubai one is the yen, so that is where the real work sits.

Australians in Japan are solid borrowers

Set the currency aside for a moment and the profile of an Australian working in Japan tends to read well to a lender. A few reasons:

• Strong professional profiles. Most of our Japan clients are in Tokyo finance and the trading houses, engineering and tech, or running and working in the Niseko and Hakuba ski-tourism businesses where so many Australians have settled. We also see university, research and international-school staff
• Documented, stable employment income. Most Australians in Japan are salaried, and your year-end withholding statement, the gensen-choshu-hyo, together with your payslips gives a lender a clean, verifiable record of what you earn
• Long tenures. People who move to Japan tend to stay, and steady time with one employer is exactly what a lender wants to see
• An Australian Embassy in Tokyo and Consulate-General in Osaka for certifying your identity documents

Japan is not a tax-free posting. You pay national income tax and local inhabitant tax, so unlike a client in Dubai you are not bringing home an untaxed salary. That does not count against you. A lender assesses the income you actually earn, and the Australia–Japan tax treaty is there so the same income is not taxed twice. For most employees there is no annual return to hand over either, because tax is settled through the payroll year-end adjustment, so your withholding statement does the job. The skill is choosing a lender that knows how to read Japanese employment documents rather than one that stalls on them.

Your income is in yen, and that is the whole game

This is the part that makes a Japan application its own thing. When a lender looks at foreign income, it converts the figure to Australian dollars and then shades it, applying a discount to allow for the exchange rate moving against you. Two things about the yen matter here, and we would rather you heard them from us than found out late:

• Not every lender accepts yen. Yen is not on every lender’s currency list the way US dollars or pounds are, so part of the job is taking your file to the ones that do
• And the shading tends to be heavier. The yen has been weak for years and pays a low yield, so income in yen is usually discounted more than a US-dollar salary. We structure your application to aim for the least shading we can, because the conversion is where a Japan deal is won or lost

So the lever on a Japan application is not your income on paper, it is who we take your file to. We send it to lenders that accept yen and present it to aim for the minimum income shading, then structure the application around that. It is why a broker who has placed yen income before is worth more here than on an easier currency.

What we do not do: Japanese mortgages and cheap houses

If you have spent any time in Japan you have seen the headlines about empty country houses, the akiya, going for the price of a used car, and you may have wondered about a Japanese mortgage to pick one up. That is a real thing, but it is not what this page is about, and it is worth saying plainly so you do not waste a call.

• Buying property in Japan, akiya or otherwise, runs through a Japanese lender on Japanese terms, often with a permanent-residency or local-guarantor hurdle. We do not arrange those
• Buying property in Australia from where you sit in Japan, using your yen income, is what we do

Plenty of our clients do both over time, a base back home in Australia and something small in Japan, but the two are separate transactions with separate lenders. We handle the Australian side and we are happy to tell you honestly where the Japanese side sits.

FIRB, the stamp duty surcharge, and your deposit

FIRB. If you hold an Australian passport, the Foreign Investment Review Board is simply not part of your purchase, no matter how long you have lived in Japan or what passport your partner carries. Citizenship settles it. The one group that should check is permanent residents: the exemption hangs on being “ordinarily resident” in Australia, a test a PR who has settled into life in Japan may not meet, so FIRB can come back into play. We confirm exactly where you sit before you commit to anything.

The foreign-buyer surcharge. State governments add a surcharge for foreign purchasers, and on a city apartment it can run into the tens of thousands. It is aimed at non-citizens and non-residents, so as an Australian citizen or permanent resident you are outside it. You pay the same duty a local buyer pays, nothing extra for being based in Japan.

Established homes. The restriction introduced in 2025 on buying existing homes was written for temporary visa holders. Citizens and permanent residents are not caught by it, so from Japan you can buy an established house, a new apartment, an off-the-plan build or land, with no restriction on the kind of property.

Your deposit. Given how the yen has moved, when you convert matters. There is no need to shift your deposit into Australian dollars months ahead and lock in a rate you may regret. Many lenders are comfortable with the funds sitting in yen and converting near settlement, and we plan that timing with you so a moving exchange rate works for you rather than against you.

Buying from Japan: how it works

The mechanics outside the loan are getting your ID certified, signing and witnessing the documents, and exchanging contracts across the gap to Australia. Here Japan has a quiet advantage that most expat countries do not: it runs an hour behind the east coast of Australia, so your working day and ours overlap almost completely. A call, a signature or a settlement question can be sorted inside one shared business day, not bounced overnight the way it is from the US or Europe.

You will not fly home to sign. The Australian Embassy in Tokyo and the Consulate-General in Osaka can certify your identity documents, and we coordinate witnessing to each lender’s requirements. If you are further out, in Niseko or elsewhere in Hokkaido for instance, the nearest career post is Tokyo, so we plan that step early rather than leaving it to the week of settlement.

Can Australian expats in Japan get a home loan in Australia?

Yes. Australian citizens living in Japan can borrow to buy property back in Australia, and the application runs remotely from wherever you are based. Citizens need no FIRB approval. The main thing to sort is the currency, because your yen income has to go to a lender that accepts it.

How is my yen income assessed?

A lender converts your yen salary to Australian dollars and then shades it, applying a discount for exchange-rate risk. Yen is accepted by fewer lenders than US dollars and is usually shaded more cautiously, so the choice of lender matters more than on most currencies. We take your file to the lenders that accept yen and aim for the minimum income shading, which is the part we handle for you.

What are the requirements and what interest rate will I get?

You reach the same Australian loan products a resident would, variable and fixed rates, offset and redraw, subject to the lender accepting your yen income and your deposit. The rate depends on the lender, your LVR and how your income is assessed, which is why comparing across the yen-friendly lenders is worth doing rather than taking the first yes.

Do I need FIRB approval or pay the foreign buyer surcharge?

Australian citizens need neither, however long they have lived in Japan. Permanent residents are exempt from the surcharge, but a PR settled in Japan may not meet the ordinarily-resident test FIRB uses, so it is worth confirming your position with us before committing.

Can I keep my deposit in yen until settlement?

Usually, yes. Many lenders are fine with your deposit sitting in yen and converting close to settlement, which given how the yen has moved can be a real advantage when you time it well.
