The UAE charges no personal income tax, so your salary lands in full. The catch is how an Australian lender treats it. A standard bank assumes you pay Australian tax on your income and applies a notional deduction before it even looks at serviceability, which can shrink your assessable income by a fifth or more. The right lender recognises that your UAE income is genuinely tax-free and assesses it much closer to face value.
That difference is the whole game. The same payslip, sent to two different lenders, can produce borrowing capacity that differs by tens of thousands of dollars. We know which lenders on our panel read a UAE salary correctly, and we send your file there first.
What tends to make a UAE-based applicant strong:
Your borrowing power comes down to your income after currency conversion, your existing commitments, and how the lender treats foreign earnings. Most lenders convert your salary to Australian dollars, then apply a discount, known as shading, to allow for exchange-rate movement. Shading commonly runs from 0 to 20 per cent depending on the lender and the currency, so the lender you choose changes your number in a real way.
As a rough guide, a household needs an assessed income of around $110,000 to $130,000 AUD to comfortably support a $500,000 loan, before existing debts. Two Gulf salaries usually clear that with room to spare. The real question is which lender gets you the highest assessable income from the same payslips, which is the part we solve.
No, not as an Australian citizen, no matter how long you’ve lived in the UAE, and even if your spouse isn’t an Australian citizen. Your citizenship sets the exemption, not your household’s combined status or your years offshore.
For permanent residents it depends. A PR who is “ordinarily resident” in Australia doesn’t need FIRB approval, but a PR living and working overseas may not meet that test, in which case FIRB can apply. It turns on your circumstances, so it’s worth confirming with us before you commit to a purchase.
No. The foreign buyer stamp duty surcharge applies to non-citizens and non-residents. As an Australian citizen or permanent resident you’re exempt, which can save tens of thousands of dollars on a median-priced property. It’s one of the clearest advantages you hold over a temporary visa holder buying the same home.
Yes. The April 2025 ban on buying established dwellings applies to temporary visa holders, not to Australian citizens or permanent residents. As a UAE-based expat you can buy an established home, a new build, off-the-plan, or vacant land, with no dwelling-type restriction.
Yes. You don’t have to convert your whole deposit to Australian dollars months in advance and gamble on the exchange rate. With many lenders the deposit can stay in USD or AED and be converted close to settlement. We plan the timing with you so a bad fortnight on the currency doesn’t cost you the deal.
