Lump sum repayment calculator
Enter your loan amount, rate, term, payment frequency and a one-off lump sum to see the total interest you cut and how much sooner you finish.
How to use the lump sum repayment calculator
- Set your mortgage baseline
Enter your Loan Amount (loaded at $400,000), Interest Rate (5.50% default) and Loan Term (up to 30 years).
- Pick your payment cycle
Select Monthly, Fortnightly or Weekly under Repayment Frequency so the tool matches your regular repayment schedule.
- Enter the lump sum
Type your one-off payment into Lump sum amount (defaults to $30,000) to model a bonus, inheritance or overseas transfer.
- Choose the payment year
Select when the payment hits your loan in Starts after (defaults to 5 years into the term).
If you want to keep your cash accessible rather than paying it directly into the loan balance, compare the numbers on our home loan offset calculator.
Under View your results, you'll see your regular Repayments, the Increased Repayments figure for the period your lump sum lands, your total Interest Saved and time saved, plus the Loan Balance Chart comparing both payoff curves.

What visa holders and expats should know about lump sums
Many Australian expats and visa holders make bulk payments from bonuses, documented overseas transfers or family gifts. At application, most lenders shade a foreign bonus by 20% for currency plus 20% for policy off the original amount (a A$20,000 bonus counts as A$12,000), yet after settlement every dollar cuts your balance in full.
If you haven't bought yet, adding that cash to your deposit instead of waiting can lift your LVR tier. For instance, a bridging visa holder buying jointly with an Australian citizen or permanent resident partner can borrow up to 95% LVR, while a larger deposit reduces Lenders Mortgage Insurance (LMI).
Lump sum repayment questions
Is it better to make a lump sum payment or regular extra repayments?Short answer: Whichever pays principal sooner
Whichever pays down your principal sooner saves more interest, because mortgage interest is calculated on your balance over time. Putting $30,000 into the loan today cuts interest immediately, whereas saving up for five years leaves your loan balance higher in the meantime. If your cash arrives monthly, regular extra repayments usually beat waiting to build a bulk sum.
Can I withdraw a lump sum repayment later using redraw?Short answer: Yes, on most variables
Yes, most variable-rate home loans with a redraw facility let you withdraw extra principal you have paid in ahead of schedule. Fixed-rate loans often restrict or block redraw during the fixed period, and redrawing funds from a home loan you later turn into an investment property can affect the tax deductibility of your loan interest.
Why does the timing of a lump sum change the total interest saved?Short answer: Earlier cuts compounding interest
Earlier payments cut the balance that compounds across the remaining years of your mortgage. On the default $400,000 loan at 5.50% over 30 years, paying $30,000 in year 1 removes five more years of compounding interest on that $30,000 than waiting until the default 5-year mark.
