___________________________________________________________________________Last month we were very happy to assist Ben and Carmen from QLD with a home loan to purchase their first home. Ben and Carmen had already been to their own bank and a couple of mortgage brokers and were advised that due to;
1. Carmens spouse visa,
2. Bens default on his credit file ($10,000 personal loan), and/or
3. Carmen being on probation, they could not be approved.In one last desperate attempt they contacted MAP and 8 days later we had them formally approved at standard interest rates (better than the bank that had declined them!).
Ben and Carmens loan application was not easy and required many supporting notes and documents to pursuade the bank that despite these three issues, Ben and Carmen were actually a good credit risk.
The Issues:
This example shows that even with three pretty significant issues, we can still get common sense approvals.In this case, the default was 5 years ago, paid in full and arose when Ben was traveling the world. Carmen only had 3 months in her current job and was still on probation however she had previous industry experience. To offset these issues Ben and Carmen had a good savings record, good incomes and strong overall employment history.

Angela was a NZ Citizen purchasing with her husband who was a foreign citizen with no Australian citizenship, NZ citizenship or permanent residency. Mark was therefore here on a 461 Visa NZ Family Relationship Visa.

Sean and his wife are Australian citizens living and working in MAF, Dubai. They already owned one property in Australia and were looking to access this equity to purchase another property. They had savings in UAE but given the strong AUD did not want to transfer back home.

Chris and Lloyd are UK citizens who moved to the central coast of NSW in 2009. They arrived on 457 visas and after a few years in Australia wanted to purchase their own property.

They were having issues arranging finance for 2 reasons. The first was the visa issue with Jamie on a spouse visa subclass or 820. The second issue was they wanted to buy land and build and capitalise the LMI in full on top of the loan. Both of these issues proved difficult however we did manage to arrange an approval despite these issues at 95% LVR. And, as it turns out, with a lender they had already approached and been told they dont qualify!

Gemma and Darren were first home buyers purchasing their first home in Toowoomba, QLD. This was actually a reasonably easy loan to get approved. The primary issue was that Darren had taken unpaid leave for 6 weeks. This may not seem like such a big deal but in this case we were looking for a really sharp interest rate from a lender that has very very strict income verification policy.
The issue is that most banks work out income based on the year to date income. That is, total income earned to date annualised out to give an annual figure.
Darren was on circa 60k per year income. However, due to his unpaid leave, his YTD figure was only giving us an annualised figure of $25,000.
To combat this we provided the lender with;
1) PAYG summary for 2012 financial year, and
2) Letter from employer confirming dates unpaid leave was taken, and that this was taken at Darrens own request.
Loan was approved and Gemma and Darren moved in 3 weeks later and are now busily renovating!
