Yes. If you hold a subclass 461 visa and you buy jointly with your partner who is a New Zealand citizen, an Australian citizen, or a permanent resident, you can buy any new or established home and borrow up to 95% of the purchase price.
When you buy as joint tenants with that partner, your purchase is exempt from Foreign Investment Review Board (FIRB) restrictions and fees.
That’s less common, but still possible. Without an eligible Australian or New Zealand citizen partner on the title, you are limited to buying a new dwelling or vacant land rather than an established dwelling. You’ll need FIRB approval first and pay extra fees.
Lenders look at your income, your deposit, and your visa. Salaries earned in Australia are straightforward, and several lenders accept New Zealand and other foreign income when it’s documented well. We package this so it reads clearly to the lender.
For the deposit, a genuine savings history helps. A gift from family is fine with most lenders. First-home-buyer help depends on who is on the loan. Your state’s First Home Owner Grant treats a New Zealand citizen on a 444 visa as a permanent resident in most states, so where your partner is an applicant your household may qualify on a new home.
The Australian Government 5% Deposit Scheme (formerly the First Home Guarantee), which offers a 5% deposit with no lenders mortgage insurance, is stricter: every applicant must be an Australian citizen or permanent resident, so a loan that includes you as a 461 visa holder generally won’t qualify.
As a rule you can borrow up to 95% of the property value, which means buying with a 5% deposit plus costs. Some lenders cap 461 visa holders at 80% as a matter of policy, so lender selection is critical.
All of them. A 461 visa doesn’t limit you to a stripped back product. You can apply for a standard home loan with the same features offered to citizens and permanent residents. For example:
Not every lender will lend to a 461 visa holder, and the ones that do set very different rules. Some won’t consider a 461 visa at all. Your 461 visa runs for five years and can be renewed while you remain in a genuine relationship with your New Zealand citizen partner, who holds the Special Category subclass 444 visa. A renewal is routine, and it doesn’t disturb a loan you already hold, because lenders don’t recall a mortgage over a visa renewal.
Two things are worth knowing. Most lenders want at least 12 months left on the visa when you apply, so if yours is due soon it can pay to renew before you lodge. And if you move to permanent residency through a partner visa, the subclass 820 then 801, the foreign investment restrictions fall away on any future purchase.

We moved to Western Australia in 2012. I am from NZ and my husband is from Hawaii. We never realised how much we would love it here so after a year of being here decided we wanted to build a house in Perth and permanently reside in WA. Travis is on a 461 visa and upon enquiring to different builders found that his visa was going to be a problem. We went through two brokers, declines in applications and finding out Travis’s visa was going to be a problem, unless we could come up with a 20% deposit. We have four children aged 6, 5, 4 and 1.
