How much can I borrow?

Borrowing limits vary between providers and many lending institutions and mortgage brokers will refuse to lend you more than 80% of the total purchase price due to your subclass of visa. As it can be difficult to raise a 20% deposit MAP Home Loans has special arrangements due to our experience and qualifications in the migration field where we can arrange finance up to 90% and even 95% of the of the total purchase price as long as one of the borrowers is an Australian citizen or permanent resident.

Will I have to pay a higher interest rate?

The home loans you will be offered as a temporary resident on a de facto visa are no different from standard home loans so you will not have to pay a specific higher interest rate. You are able to access interest rates below the standard variable depending and including full fixed rate, basic variable and introductory offers.

What if I want to borrow over 80% LVR?

In some cases you can borrow up to as much as 95% LVR on your defacto visa providing you have;

• Clean credit history,
• Good employment history (general rule is 1 year in current job or 2 years in industry however always exceptions),
• Ideally 1 year remaining on your visa (if less please call to discuss).

Will I be eligible for a home loan with additional features?

There are a number of additional features available on many standard home loans and as a 309 or 820 defacto visa holder, you will be eligible for these benefits which include:

• Access to offset accounts. Offset accounts enable you to reduce the interest payments on your loan by offsetting them against savings in a nominated account.
• Free redraw facility which allows you to make extra payments on your home loan and withdraw them at a later date as and when you need the money.

Is Australian Government (FIRB) approval required?

Providing one of the parties applying for the loan is an Australian Citizen, FIRB approval will not be required.
