Harry and his wife were migrants on 457 visas. They owned property back in the UK but didn’t want to have to sell to be able to provide the traditional 20% deposit required. We arranged 90% lend to Harry and normal market interest rates whilst Harry was on a 457 visa. More information on 457 visa home loans here.

I know I am not the easiest client (i.e. no deposit etc) so am sure working out all the different loans etc meant it wasn’t as smooth for you as it has been for me, but none of it has gone unappreciated.
Ben was purchasing with his partner on a defacto spouse visa. Ben owned existing property in his own name, including a serviced apartment. We leveraged up to 95% on the purchase property, 95% on refinance property and 80% on the serviced apartment to raise enough funds to see the purchase be approved.

Calvin and Izumi were looking to rent out their unit and upgrade to a home. Borrowing capacity was very tight as was deposit, but we sourced a 95% home loan, using equity in existing property, to purchase their new home.
There was also an issue along the way where one bank valued the property they were buying 20k below the contract of sale price. We quickly ordered a valuation with another lender upfront which came in at the purchase price.
We switched lenders and were still able to achieve the approval and meet settlement deadlines.
Kris and Ruth
I recently returned back to Australia with my British wife with the dream of living beside the beach but a little unsure of how to get finance after being away from Australia for so long, going into a new job and having a foreign born wife. After typing in some key words on google, MAP Mortgage Brokers came up and I decided to take a punt (albeit with trepidation) and contact them. This was the best move I could have made as after speaking to Craig for the first time, I was sold on his knowledge and expertise given our circumstances. Kris and Ruth just moved back from Australia with their young family and wanted to purchase a block of land to build their dream home on. Ruth was on a spouse visa 309 and as such and Kris had only just started a new job in a completely different industry to his previous employment.
Kris and Ruth had been to a local mortgage broker who had failed to get them approved.
MAP arrange a home loan for Kris and Ruth for $171,000 capitalise LMI on a 190k purchase of vacant land.
Kris and Ruth are now saving up a deposit so they can start building within 4 months time.

Last month we were very happy to assist Ben and Carmen from QLD with a home loan to purchase their first home. Ben and Carmen had already been to their own bank and a couple of mortgage brokers and were advised that due to;
1. Carmens spouse visa,
2. Bens default on his credit file ($10,000 personal loan), and/or
3. Carmen being on probation, they could not be approved.
In one last desperate attempt they contacted MAP and 8 days later we had them formally approved at standard interest rates (better than the bank that had declined them!).
Ben and Carmens loan application was not easy and required many supporting notes and documents to pursuade the bank that despite these three issues, Ben and Carmen were actually a good credit risk.
This example shows that even with three pretty significant issues, we can still get common sense approvals.
In this case, the default was 5 years ago, paid in full and arose when Ben was traveling the world. Carmen only had 3 months in her current job and was still on probation however she had previous industry experience. To offset these issues Ben and Carmen had a good savings record, good incomes and strong overall employment history.
