I know I am not the easiest client (i.e. no deposit etc) so am sure working out all the different loans etc meant it wasn’t as smooth for you as it has been for me, but none of it has gone unappreciated.
Ben was purchasing with his partner on a defacto spouse visa. Ben owned existing property in his own name, including a serviced apartment. We leveraged up to 95% on the purchase property, 95% on refinance property and 80% on the serviced apartment to raise enough funds to see the purchase be approved.

There was also an issue along the way where one bank valued the property they were buying 20k below the contract of sale price. We quickly ordered a valuation with another lender upfront which came in at the purchase price.
We switched lenders and were still able to achieve the approval and meet settlement deadlines.

I recently returned back to Australia with my British wife with the dream of living beside the beach but a little unsure of how to get finance after being away from Australia for so long, going into a new job and having a foreign born wife. After typing in some key words on google, MAP Mortgage Brokers came up and I decided to take a punt (albeit with trepidation) and contact them. Kris and Ruth just moved back from Australia with their young family and wanted to purchase a block of land to build their dream home on. Ruth was on a spouse visa 309 and as such and Kris had only just started a new job in a completely different industry to his previous employment.
Kris and Ruth had been to a local mortgage broker who had failed to get them approved.
MAP arrange a home loan for Kris and Ruth for $171,000 capitalise LMI on a 190k purchase of vacant land.

Last month we were very happy to assist Ben and Carmen from QLD with a home loan to purchase their first home. Ben and Carmen had already been to their own bank and a couple of mortgage brokers and were advised that due to;
1. Carmens spouse visa,
2. Bens default on his credit file ($10,000 personal loan), and/or
3. Carmen being on probation, they could not be approved.
In one last desperate attempt they contacted MAP and 8 days later we had them formally approved at standard interest rates (better than the bank that had declined them!).
Ben and Carmens loan application was not easy and required many supporting notes and documents to pursuade the bank that despite these three issues, Ben and Carmen were actually a good credit risk.
This example shows that even with three pretty significant issues, we can still get common sense approvals.
In this case, the default was 5 years ago, paid in full and arose when Ben was traveling the world. Carmen only had 3 months in her current job and was still on probation however she had previous industry experience. To offset these issues Ben and Carmen had a good savings record, good incomes and strong overall employment history.

Angela was a NZ Citizen purchasing with her husband who was a foreign citizen with no Australian citizenship, NZ citizenship or permanent residency. Mark was therefore here on a 461 Visa NZ Family Relationship Visa.
- Approved 95% LVR with LMI Capitalised
- Interest rate obtained was 0.15% cheaper than the Mark and Angela’s bank (who had declined them due to insufficient savings)
- Despite original set-back for Mark and Angela, MAP were still able to meet all finance and settlement deadlines
- Angela and Mark have moved in and are now busy renovating their new home!

Sean and his wife are Australian citizens living and working in MAF, Dubai. They already owned one property in Australia and were looking to access this equity to purchase another property. They had savings in UAE but given the strong AUD did not want to transfer back home.
MAP arranged a top up/equity release loan from existing properties which was used to fund the deposit for their new purchase.
MAP did everything from accessing the equity in existing property, sourcing a better home loan deal, liaising with the real estate agents and solicitors all the way to preparing and posting documents to Dubai.
There were a few complications that we worked through and ultimately Sean and his family purchased their third property and are now looking for their fourth.

Chris and Lloyd are UK citizens who moved to the central coast of NSW in 2009. They arrived on 457 visas and after a few years in Australia wanted to purchase their own property.
MAP arranged a 90% lend despite the 457 Visas which allowed Chris and Lloyd to buy their own place sooner rather than saving up the normally required 20% deposit.

“I am a British Citizen living in Australia with my Australian Wife and I am currently sponsored by my employee on a 457 Visa. We started to investigate the possibility of building our own home with the 4 major banks here in Australia, we visited the branches and spoke on the phone to each one. As a result most of the people we spoke to did not even know what a 457 visa was let alone if it was acceptable under their criteria for a home loan, the others said that we would need at least a 20% deposit before we could even think about applying. Then we decided to go with a mortgage broker, after alot of talk when it came to the crunch they too did not understand the 457 visa or what it means. A 20% deposit was just too unreachable for us to come up with being first home buyers so I decided to do some research on the internet and this is where I found Craig and Map Mortgage Brokers. He managed to get us approved with a 5% deposit and with one of the banks we previously spoke to. This just goes to show how important it is to have the experience and to know the right people, Craig deals with these types of loans every day and has these important relationships with the major lenders. Jamie and Karla have basically said it all above! Jamie was on a spouse/partner visa and Karla was an Australian citizen. They were having issues arranging finance for 2 reasons. The first was the visa issue with Jamie on a spouse visa subclass or 820. The second issue was they wanted to buy land and build and capitalise the LMI in full on top of the loan. Both of these issues proved difficult however we did manage to arrange an approval despite these issues at 95% LVR. And, as it turns out, with a lender they had already approached and been told they dont qualify!

We really appreciate how quickly you made everything happen.
Gemma and Darren were first home buyers purchasing their first home in Toowoomba, QLD. This was actually a reasonably easy loan to get approved. The primary issue was that Darren had taken unpaid leave for 6 weeks. This may not seem like such a big deal but in this case we were looking for a really sharp interest rate from a lender that has very very strict income verification policy.
The issue is that most banks work out income based on the year to date income. That is, total income earned to date annualised out to give an annual figure.
Darren was on circa 60k per year income. However, due to his unpaid leave, his YTD figure was only giving us an annualised figure of $25,000.
To combat this we provided the lender with;
1) PAYG summary for 2012 financial year, and
2) Letter from employer confirming dates unpaid leave was taken, and that this was taken at Darrens own request.
Loan was approved and Gemma and Darren moved in 3 weeks later and are now busily renovating!
